Six steps to your living dreams

Step 1: Initial consultation & property inspection
From the very beginning, your property is included in the planning. During a needs analysis, we discuss your ideas and wishes and give you the first estimate of the investment and realization. What do you want your house to have and what should it look like? Only when we know your space requirements as well as your wishes and ideas, we can start with the concrete planning of your individual dream house. On this basis we create a design for your house.
Step 2: Offer and order
The contact with our building partners gives you security and concrete ideas for your new home. If you like the house design that has been made, you will receive a time and cost schedule and an offer. When you are completely sure how you want your house to look like, the contract can be signed. With us 100% cost transparency is guaranteed.
Step 3: Building application and planning
We prepare the documents for the building application. During the building permit process, the builder is confronted with numerous laws, ordinances and building regulations. As a building partner with a lot of experience, we are at your side during this phase. Internally, we develop the planning for statics, building services, waste water and heat insulation. After the building permit has been granted, we plan the schedule and progress plan with you.
Step 4: Manufacturing and assembly
The base plate is created. Then we assemble the main structures including windows and roofing.
Step 5: Building services and interior design
We install the technology for the electrical, heat and water connections. The complete construction of your house is carried out by a well-coordinated assembly team. The construction site is supervised by a site manager who coordinates the various trades and then hands over the keys to the new homeowners.
Step 6: Move into your new home
The final step is the handover of the keys.

Construction financing: the most important steps to your dream home

The first thing you should do is find out how much money you can and want to use as equity. You do not need to plan this amount of equity as borrowed capital for construction financing. Existing land, personal contributions or a building savings contract can be counted as equity capital.The building savings contract is a combination of a real estate loan and a savings plan with fixed deposit and loan interest rates.

Now you should consider how high your monthly installment may be. To do this, you should calculate your monthly income and expenses and consider how much of the monthly surplus you can and want to put towards financing. You can use a construction financing calculator to see approximately how much your financing could be. In the end, of course, this depends on the current interest rate, the desired repayment and other factors. You also have the opportunity to take advantage of regional and national funding, for example from the State Bank, KfW, u.v.m. Your financing advisor will help you compare interest rates, plan any unscheduled repayments for your real estate loan and also ensure that the government subsidy is taken into account accordingly. Finally, you decide on one of the financing models and sign your financing contract.

T.A.G.S. Generalübernehmer GmbH plans your house together with you, exactly as you want it. You will receive concrete cost statements so that you can plan your real estate loan exactly. This also includes ancillary construction costs such as land registration, notary fees, taxes, building application costs and the like. If you already have a plot of land, you are already halfway there. If you don't have a plot yet, then we will help you find one.

When you build a new building with T.A.G.S. Generalübernehmer GmbH, you have a fixed price guarantee when you sign your contract for work. What does that mean for you? It means that regardless of how the prices for building materials or individual trades develop, you pay the agreed price.

When you buy a property, you also need to plan for a notary appointment and the associated notary fees. Here, together with the other parties involved, you conclude the purchase agreement for your building plot. The notary arranges for the entry in the land register, which then officially makes you the owner of your plot.

You should always bear in mind that in addition to the purchase price for the house and land, there are also ancillary construction costs that need to be taken into account when financing a construction project. You should calculate about 15 percent of the construction costs for this. 

Incidental construction costs include:

  • The costs for the notary and the land register entry -although these technically count as acquisition costs, they must be taken into account.
  • The land transfer tax on the purchase of your building plot and any brokerage costs in addition. Depending on the situation, development costs may also have to be taken into account.
  • The soil expertise for your house. As the builder, you are responsible for site preparation, which can also involve costs once again.
